About Loustalviel  

Le Domaine de Loustalviel contains three picturesque 19th century restored farmhouses in the heart of southern France. It is located just outside the small village of Pech-Luna, not far from Mirepoix.

It offers two self-catering holiday gîtes, Loustal Beau and L’Ostalet, both of which have been awarded 4* (four stars) by the Meublés de Tourisme. The main house can also be made available for special events.

The Domaine is set in the rolling landscape of Occitanie, near the foothills of the Pyrenees. It boasts three acres of secluded lawns and award-winning gardens for guests to enjoy, along with private terraces for outdoor dining and barbecues.

The large heated swimming pool has spectacular views of the mountains. The pool is heated from April-October (but open to cold water swimming enthusiasts in winter months!)

There are many activities to suit all ages, and Carcassonne and Toulouse airports are both within an hour’s drive away.

The local area

Loustalviel is located in an area of natural beauty and rich culture. It is surrounded by enchanting medieval villages and towns, vineyards, lakes and prehistoric caves.

The historic Canal du Midi is only a 20-minute drive away, and in just over an hour you can reach Mediterranean beaches or go hiking or skiing in the majestic Pyrenees. Nearby, captivating towns like Carcassonne, Mirepoix, Foix, Camon and Fanjeaux make perfect day trips.

Loustalviel is an ideal base for a wide range of outdoor activities. Whether it's golfing, sailing, windsurfing, canoeing, cycling, archery, birdwatching or horse riding, you'll find plenty to keep you active and engaged.

    Sleeps 4. Loustal Beau is an elegant and spacious converted barn located on the east side of the Domaine. Its soaring ceilings and gallery floors create an open, airy atmosphere filled with light.

  • L'Ostalet, Le Domaine de Loustalviel

    Sleeps 5. L’Ostalet is a typical Occitanie cottage, located on the west side of the Domaine. It offers secluded gardens, rustic charm and quirky original features.

  • La Maison de Loustalviel

    Sleeps 12. The Domaine’s magnificent main house is available for special events. It spans three floors and blends modern comfort with traditional character. (The main house would not be available if gîte guests are booked in to stay over the requested period.)

 
  • Carcassonne is our nearest airport, about a 40-minute drive away. Toulouse is just under an hour. You could also fly into Montpellier (2 hours), or Nîmes (just over 2 hours), Perpignan (just under 2 hours), or even Bordeaux, Girona or Barcelona.

    There are regular trains to the nearby towns of Saverdun, Pamiers or Castelnaudary from Paris and other European destinations.

    There is no local public transport to the Domaine itself so you will need to hire a car.

  • The two of us (Anna and Will) live on site in the main house (La Maison de Loustalviel). We moved to Occitanie from the UK in summer 2024, having fallen in love with Le Domaine de Loustalviel and the beautiful surrounding area six months earlier. We really love the incredible nature, history and culture of the region. We hope you enjoy it here as much as we do!

    • High-speed wifi across the Domaine

    • TV with streaming services and bluetooth hifi (games console available on request)

    • Kitchen crockery, utensils and equipment (electric oven and hobs, dishwasher, microwave, washing machine, fridge/freezer, espresso machine)

    • Bed linen and towels (including pool towels)

    • Hair dryer, iron and ironing board

    • Barbecue, outside dining table and chairs, sun loungers

    • A telescope for star-gazing (available on request)

    We can also provide cots and high chairs.

  • Both Loustal Beau and L’Ostalet were awarded a classification of 4* (four stars) by the Meublés de Tourisme in April 2025, signifying a high standard of comfort and amenities.

  • The village of Belpech is a 10-minute drive from Loustalviel and has a well-stocked mini-market, an excellent delicatessen, two bakeries, a high-quality butcher, a cafe/pub, a pharmacy and a tabac.

    There are many fantastic local markets in the surrounding towns and villages where you can find fresh produce and regional delicacies.

    Larger supermarkets are a 25-minute drive away.

    Opening hours vary but almost all shops are closed on Sunday afternoons.

  • The climate in this area of France varies between quite wide extremes; pretty cold in winter to very hot in summer (but almost always with a cooling breeze). The weather can change very quickly from one day to the next!

  • Le Domaine de Loustalviel is not currently fully accessible but our gîte L’Ostalet can accommodate people with mobility issues. L’Ostalet has a downstairs double bedroom and en suite bathroom with a large walk-in shower with handrails. We can also provide extra handrails for the toilet, threshold ramps and a shower stool if needed.

  • The swimming pool measures 12 metres by 5 metres, with a maximum depth of 2 metres.

  • The pool is heated from April-October (but open to cold water swimming enthusiasts in winter months!)

  • We are pet friendly but please contact us before you book if you’d like to bring your pet(s).

  • The Co-Lords of Loustalviel are elusive creatures originating from Burma. You may see them from time to time. They’re called Puffy and Joshua.

  • What a stunning place! The most tranquil setting, brilliant location, and the property itself surrounded by beautiful mature gardens that truly need to be seen to be fully appreciated. Whether it's waking up to wonderful birdsong, or experiencing the star filled sky at night, Le Domaine Loustalviel is truly a peaceful gem to unwind and experience the best of Occitanie. The gite was super clean and stylish, and fully self contained with everything you need for a comfortable self-catered stay, with lots of lovely personal touches from wild flowers from the gardens, to fresh fluffy towels and comfortable bedding.

  • Had a great week at Loustalviel. Anna and Will are wonderful and welcoming, and the house was lovely to stay in, and stays cool well in the heat. It is close to Mirepoix so you can head to the market, and there’s LOADS of places to visit within driving distance. The pool was a dream... The location is tranquil and gorgeous to look at, and on a clear day you can see all the way to the Pyrenees. Would absolutely recommend!

  • We had the most relaxing and wonderful stay at Le Domaine de Loustalviel. We knew we were in for something special before we arrived having done our research, but it exceeded our expectations. The gites were amazing and our hosts Anna and Will were so helpful and generous. The welcome we received when we arrived was so genuine and authentic. Loustalviel is far enough away to be remote but close to so many wonderful towns and villages. If you stumble across Loustalviel just book a stay here you will love it.
