About Loustalviel
Le Domaine de Loustalviel comprises three restored 19th-century farmhouses set in peaceful countryside just outside the small village of Pech-Luna, close to the medieval town of Mirepoix.
The Domaine offers two independent gîtes, both awarded four-star classification by Meublés de Tourisme, within seven acres of landscaped gardens and open countryside.
The setting is classically Occitan, with sunflower fields, expansive skies and long views towards the Pyrenees.
The accommodation combines historic character with modern comfort. Loustal Beau, a light-filled converted barn, sleeps four, while L’Ostalet, a traditional stone cottage, sleeps five and retains original features including an old bread oven. A larger main house sleeping 12 is available by arrangement.
Each property is fully self-contained, with well-equipped kitchens, private outdoor dining areas, high-speed Wi-Fi, and understated interiors suited to long, unhurried stays.
The heated swimming pool enjoys open views towards the mountains and surrounding countryside.
Both Carcassonne and Toulouse airports are within an hour’s drive.
The local area
Le Domaine de Loustalviel is located in an area of natural beauty and rich cultural heritage.
From mountain landscapes and hilltop Cathar castles to vineyards, lakes and prehistoric caves, there is lots to explore in the region.
The historic Canal du Midi is nearby, as are the medieval towns of Carcassonne and Mirepoix, both renowned for their weekly markets. Mediterranean beaches and the Pyrenees can be reached in just over an hour.
Loustalviel provides an ideal base for walking, cycling, canoeing, sailing and horse riding, as well as visiting local vineyards and historic sites – or simply relaxing and enjoying the peace and space.

Loustal Beau
Sleeps 4. Loustal Beau is an elegant and spacious converted barn located on the east side of the Domaine. Its soaring ceilings and gallery floors create an open, airy atmosphere filled with light.

L'Ostalet
Sleeps 5. L’Ostalet is a traditional Occitanie cottage located on the west side of the Domaine. It offers secluded gardens, rustic charm and quirky original features.

La Maison de Loustalviel
Sleeps 12. The Domaine’s magnificent main house – spanning three floors and blending modern comfort with traditional character – is available for special events when the gîtes are not occupied. (Please note that the main house is unavailable if gîte guests are staying during the requested period.)
Frequently asked questions about Loustalviel

Carcassonne is our nearest airport, about a 40-minute drive away. Toulouse is just under an hour. You could also fly into Béziers (1 hour, 45 mins), Montpellier (2 hours), Perpignan (just under 2 hours), Nîmes (just over 2 hours), or even Bordeaux, Girona or Barcelona.
There are regular trains to the nearby towns of Saverdun, Pamiers or Castelnaudary from Paris and other European destinations.
There is no local public transport to the Domaine itself so you will need to hire a car.

The two of us (Anna and Will) live on site in the main house (La Maison de Loustalviel). We moved to Occitanie from the UK in summer 2024, having fallen in love with Le Domaine de Loustalviel and the beautiful surrounding area six months earlier. We really love the incredible nature, history and culture of the region. We hope you enjoy it here as much as we do!

The village of Belpech is a 10-minute drive from Loustalviel and has a well-stocked mini-market, an excellent delicatessen, two bakeries, a high-quality butcher, a cafe/pub, a pharmacy and a tabac.
There are many fantastic local markets in the surrounding towns and villages where you can find fresh produce and regional delicacies.
Larger supermarkets are a 25-minute drive away.
Opening hours vary but almost all shops are closed on Sunday afternoons.

The climate in this area of France varies between quite wide extremes; pretty cold in winter to very hot in summer (but almost always with a cooling breeze). The weather can change very quickly from one day to the next!

Le Domaine de Loustalviel is not currently fully accessible but our gîte L’Ostalet can accommodate people with mobility issues. L’Ostalet has a downstairs double bedroom and en suite bathroom with a large walk-in shower with handrails. We can also provide extra handrails for the toilet, threshold ramps and a shower stool if needed.

The swimming pool measures 12 metres by 5 metres, with a maximum depth of 2 metres.

The pool is heated from April-October (but open to cold water swimming enthusiasts in winter months!)

The Co-Lords of Loustalviel are elusive creatures originating from Burma. You may see them from time to time. They’re called Puffy and Joshua.
